Welcome to our delightful 3-bedroom, 2-bathroom fully renovated family-friendly cottage in the heart of Hamilton, NSW 2303—a vibrant suburb perfect for families and groups looking to explore Newcastle!

This charming cottage offers an inviting open-plan living area with split system air conditioning, where the kitchen, dining, and lounge spaces flow seamlessly, making it ideal for family gatherings and shared moments. Those who love cooking will appreciate the fully equiped chefs kitchen with large stone benchtop for food prep and bar seating, large oven with 5 burner gas cooktop, nespresso coffee machine, large fridge freezer with plumbed in water and ice maker, wine fridge.
In the north facing front patio you will also have a herb garden for your use.

Bedrooms:
We prioritize your comfort with hypoallergenic protectors on all pillows and mattresses. Enjoy a restful night's sleep with our quality linen and a selection of pillows offering varying firmness.

Bedroom 1: Relax in the luxurious king-size bed and make use of the convenient walk in robe and full ensuite.

Bedroom 2: Features a king sized bed and built in robe

Bedroom 3: This versatile room is set up with 2 sets of single bed bunk beds (4 x singles), catering to your family's needs or additional guests with kids books and toys.

Living Room:
The heart of the home, our cozy living room is designed for relaxation. It features a comfy 3-seater + 2 seater lounges perfect for family nights. Enjoy movie nights with the large Smart TV, which includes access to Netflix and other streaming services. For family bonding, we also provide a selection of books and games.

Kitchen:
Unleash your culinary creativity in our fully equipped kitchen. It includes a 5-burner gas stove, oven, dishwasher, fridge, and freezer and wine fridge! For coffee enthusiasts, there’s a Nespresso machine with a milk frother. Additional appliances include a blender, sandwich press, toaster, kettle, and food storage containers. We also provide complimentary condiments to enhance your cooking experience.

Bathrooms:
Our two bathrooms offer a refreshing retreat with rejuvenating showers and spacious bathtub. The main bathroom includes a shower, separate large bathtub, vanity, toilet and hairdryer. The ensuite has a full shower, vanity and toilet, while both bathrooms are stocked with soft towels and complimentary essentials like soap, shampoo, conditioner, shower cap, and a grooming kit.

Backyard:
Families will appreciate the backyard, featuring play equipment that’s sure to keep the kids entertained while adults relax on the comfortable outdoor furniture.

Laundry:
Our fully equipped laundry includes a washing machine, heat pump dryer, washing tub, detergent, fabric softener, ironing board, and iron.

Additional notes

10min walk to Broadmeadow train station, or over to the entertainment centre.
From Broadmeadow train station you can hop on the train to Newcastle and then the tram to the beachs. 10 min walk to some of Newcastles best cafes, restaurants and bars.
Kids play equipment and games.
Half a block from Gregson Park which has just had a new playground unveiled, tennis courts, etc.
There is also a great little cafe that has recently opened around the corner approx 50 metres away which is open 7 days a week.

House Rules

To ensure a smooth check-in process, we kindly request the following:
• a photo of yours and every guests identification along with contact details (name, mobile and email),
• your current mobile number so we can message you the access codes to the lockbox on the day of check in
• Your acknowledgment of the house rules which include no unregistered guests/visitors, no smoking/drug use, no pets, no parties, respect neighbours/noise levels.
• ⭐️ Please be advised that only registered guests can stay overnight, and visitors require prior approval with their identification sent to us.
Failure to inform us may result in booking being terminated.
These requirements have been put in place to protect you, the property, our neighbours and future guests.
We also have a ring doorbell camera on our front door which is only for security purposes.

Please note there is play equipment in the backyard (jungle gym and trampoline) and children must be supervised at all times. By choosing to stay with us you aknowledge that childrens safety is your responsibility at all times and Vida Property Co will not be held responsible for any injuries.

Please leave kitchen and bbq areas as you have found them, otherwise an additional $50 cleaning fee may be applied (if they are left in bad conditions).
